Spring is upon us, and in the real estate world that is when we are at our busiest and brightest!

The warmer weather brings about a flurry of activity with homeowners deciding to sell up so they can be settled into their new homes before the next inevitable milestone – Xmas!

Many homeowners feel that their properties present best in Spring, with gardens looking their brightest.  Those with swimming pools want to show off their home’s lifestyle appeal, targeting those in search of a dip come the long hot summer ahead.

Have a Spring Clean

I know it’s cliché but it’s imperative to give your home a thorough “spring cleaning”.  A clean home is perceived as a well-maintained home, whether your cleaning job was last minute or you are always on top of it.

Don’t forget to make sure your home is smelling fresh – ask a friend if they can smell anything you may not be aware of such as odours from pets or cigarettes.

The biggest mistake you can make is leaving it too late to list your home on the market.  More often than not, people take much longer than they intended to have their homes presented for the market.  It is therefore imperative to chat with an agent about the best timing to have your home launched onto the market, as this can vary depending on where you live.

Your first few weeks on the market are imperative, as buyers flock to your shiny new listing and this is when you are most likely to achieve the best offer.

In our area, as we get closer to Xmas, many buyers have a break from looking to take time out for holidays and festivities.  If you miss the window of opportunity you may be best to wait until the following year to try again.

As the Spring real estate market gets well & truly underway, the top agents in your area get very busy.  Make sure that you interview several agents and make your decision as to which one you wish to represent your home as soon as possible.  Good agents will have plenty of tips to help you present your home in its best light ready for sale, and it may take you some time to action everything!

Revive your outdoor space

First impressions are everything in real estate and we have heard of countless buyers driving right past a home as the street appeal wasn’t up to scratch.

The area from the curb to the front yard may end up looking dull due to the impact of the earlier winter months. Reviving your lawn or garden is an important step to draw in potential buyers.
